I walk each shortlisted rental live on video, at a time that works around your job — lunch break, evening, whenever. Noise, light, storage, building condition — the things listings don't show. A full written report follows within 24 hours.

Before you commit, we go through the lease and the landlord's paperwork together — Ontario's Standard Lease, deposits, what can and can't be asked of you — and I flag anything unusual. You sign knowing exactly what you've agreed to.
